Error 1605 - This action is only valid for products that are currently installed

This is driving me crazy. In an attempt ot upgrade from Premium 2011 to Premium 2012 the above message occurs. I have tried everything I know - manual uninstall - installing SQL manually  etc. Help would be greatly appreciated.

Hello diesel,
Welcome to the Sage ACT! Online Community. Are you installing from a disk or download? If a download, what is the name of the file you downloaded?

This may be due to an issue with one or most SQL keys in your Windows registry. Please see if the suggested solution in the following Knowledgebase article helps resolve the issue:

Followed this process. SQL would not install. I then downloaded SQL from the Microsoft web site. This also didn't install.

Here is the log

Re: Error 1605 - This action is only valid for products that are currently installed

You may have some leftover files that are affecting your installation attempts. Follow this process:

- Uninstall all Microsoft SQL Server apps via the Control Panel > Programs & Features. Uninstall Sage ACT! if listed.

- Browse to C:\Program Files and delete the Microsoft SQL Server program folder

- On the menu in Windows Explorer, go to Tools > Folder Options > View; select option to show hidden files and folders, uncheck option to hide known file extensions, uncheck option to hide system files

- Browse to C:\Windows\Installer

- Add the Author and Comments column to the window; sort by Author

- Go to the group of files where Microsoft is the author, and delete any files where the comments indicate the file (.msi) is for installing Microsoft SQL Server. You don't have to worry about the ones where the comments start out "This installer database contains the logic...".

- Open your Windows Registry (Start button, Run or Search box, type regedit)

- Locate the HKEY_LOCAL_MACHINE key, and drill down to HKEY_LOCAL_MACHINE\SOFTWARE\Microsoft

- Delete any subkeys under the Microsoft key that start with "SQL" or "MSSQL"

- Go back to the HKEY_LOCAL_MACHINE key, and drill down to HKEY_LOCAL_MACHINE\SOFTWARE\Microsoft\Windows\CurrentVersion\Uninstall

- Highlight the first number in the list under the Uninstall subkey - notice the information that appears in the right-hand pane.

- Use your down arrow key to go through the list of numbers (it will be a long list), looking at the info on the right side. If the info indicates in the DisplayName that it is for any Microsoft SQL Server component, then delete that number on the left side. Do this until you hit the last number (will start listing application names after that - no need to look at these).

- Go back to the HKEY_LOCAL_MACHINE key, and drill down to HKEY_LOCAL_MACHINE\SYSTEM

- Under the SYSTEM keys you will see some keys named ControlSet### and one for CurrentControlSet. Under each of these keys, open the Services subkey. Delete any keys under this that start with "SQL" or "MSSQL". Under the Services key, you will then expand the Eventlog key, then the Application key. Under the Application key, again delete any keys under here that start with "SQL" or "MSSQL".

- Repeat this process with each of the ControlSet keys and the CurrentControlSet key

- At this point I would also advise running a registry cleaner utility. The best free one I know of is CCleaner. You can download for free at www.ccleaner.com. Choose to download from Piriform.

- When done, close the registry editor and reboot your computer, then try the full install again from your disk.

I know it's a lot to do, but if done correctly, will hopefully resolve the issue.
